Metro Green Terrace is a mixed-income housing community in Stamford, Connecticut, and is the third phase of a 231-unit development completed over the past ten years by Jonathan Rose Companies and Malkin Holdings. The development is located in a smart growth neighborhood with great access to public transit and within walking distance of the downtown business district.
Metro Green Terrace contains 131 apartment units in an 11-story building. Apartments are available at various price points including 58 apartments available at market rate, 43 apartments for households earning at or below 60% of AMI, and 30 apartments for households earning at or below 50% of AMI.
The building offers residents an expansive open-space area with a rain garden, landscaped courtyard, and meditation labyrinth. Residents also have access to a fitness center, a wi-fi lounge, a rooftop terrace and a rooftop clubroom with a fireplace and wet bar. Other on-site features include hybrid vehicle parking, native drought resistant planting and tenant vegetable gardens.
The building also serves as a model for green building. In addition to its LEED Gold rating, windows and exterior bearing walls have energy-efficient insulation and ventilation. High-efficiency tankless gas hot water heaters and ultra-low-flow plumbing fixtures reduce water use. Lighting, including in the apartment units, is energy-efficient fluorescent or light-emitting diode and appliances are Energy Star models. All carpeting is Green Label+ with 100% recycled padding, and resilient wood flooring contains post-consumer recycled content. All materials were selected for maximal durability.
The project served to improve the surrounding South End neighborhood of Stamford, as well as Fairfield County, and built on the success of the previously completed Metro Green Apartments and Metro Green Residences. The unit plans directly correspond with the State of Connecticut’s policy goals for responsible growth. The project is representative of the State’s housing and economic development objectives, dramatically improving housing opportunities for low-income families.
